FM compliance & CAFM platform

From inspection to signed certificate.

ServMeister runs the whole job: eight British-Standard inspection wizards, full digital EICRs to BS 7671, SFG20 planned maintenance, geographic dispatch, quotes your client instructs line by line, and invoicing raised from the job — with AI drafting the paperwork and a competent person signing it.

One platform, end to end

Everything from the site visit to the invoice.

Full digital EICR
An eight-step BS 7671 wizard, 30-column circuit schedules, coded observations and a branded certificate — plus an automatic schematic and circuit charts.
Automatic schematics
Single-line diagrams generated from the boards you record.
AI drafts, humans sign
AI removes the typing; a competent person signs every document.
Geographic dispatch
A map of the work, a suggested day plan and a fleet-wide week planner.
Quotes clients instruct
One link, line-by-line accept or decline, PO attached and signed.
Live client portal
Building owners and FM companies see live compliance status, every certificate and the state of their remedial works.
The compliance loop

One system, from the site visit to the client.

Most teams stitch this across a clipboard, a spreadsheet, a CAD drawing, an email chain and an accounts package. ServMeister runs it as a single loop — with a human checkpoint exactly where it matters.

Plan
PPM falls due, or a fault comes in. The map shows where the work is.

Inspect
Standard-aligned wizards on any device — built for plant rooms, not desks.

A complete digital EICR — to BS 7671:2018+A4:2026.

Eight steps from brief to sign-off: site, engineer, installation, inspections, circuits, observations. Every observation coded, every circuit captured, and the branded certificate generated for a competent person to sign.

  • 30-column circuit schedules — every circuit way-by-way with full test results, exactly as the report demands.
  • Full Schedule of Inspection — the complete checklist captured against the installation.
  • Observations coded C1, C2, C3 and FI, with test-result validation checking Zs against the protective device.
  • Branded EICR certificate — Sections A–K, Schedule of Circuit Details, Test Results and Schedule of Inspection, ready to issue.

The single-line schematic draws itself.

Record the distribution boards during the inspection and ServMeister generates a floor-banded distribution schematic — every board on its floor, with labelled submain feeders between them. No CAD, no redrawing.

  • Boards grouped by floor, in the order you record them
  • Submain feeders labelled with their rating and route
  • Exported as an SVG alongside the certificate and circuit charts

Eight inspection wizards

Electrical, life-safety and HVAC — in one system.

Each wizard captures the readings its standard expects, records assets and observations as it goes, and produces the right document for a competent person to review and sign.

Operations · Geographic dispatch

See the work on a map. Plan the day around it.

Unscheduled jobs and due PPM appear as priority-coloured pins with your engineers' home bases. Ask for a day plan and a deterministic engine clusters the work by urgency, filters it to engineers who hold the trade, routes it and fits it to capacity.

Times re-flow when you untick a stop. Work longer than a day is listed for staged planning, never auto-booked.
Week planner
Fleet-level: every stop goes to its nearest eligible engineer, then each engineer’s week is routed day by day within capacity. Review the grid, drop any engineer-day, confirm once.
Realistic visit durations
On-site time resolves through a chain — the maintenance plan’s per-service time wins over a generic default — and every row shows which layer supplied the number. Work longer than a day is flagged for staged planning, never auto-booked.
Measured against a baseline
Each confirmed plan records its routed drive time against the same stops in urgency order, so you can see what the ordering saved. It is a comparison of two orderings of the same work — not a general efficiency claim.

Drive times are estimated from straight-line distance with a road factor — no third-party routing dependency to fail on you. Postcode lookup uses postcodes.io. AI narrates why a plan is ordered the way it is; it never routes and never books.

Commercial · Before the contract

Win the contract, then run it.

A proposal sells the relationship; a quote prices one-off works. Build the maintenance proposal from the SFG20 service schedule, price it annually, and share a link. When it's won, one click creates the client and the contract, then hands straight over to PPM.

  • Prospect first — a client record is only created when you win
  • Service schedule priced annually from the SFG20 catalogue
  • Rate card, SLAs and term in the same document
  • AI drafts the executive summary for you to edit — never sends it

Commercial · Remedial works

Your client instructs, line by line.

Coded observations become priced remedial lines. Send one link — no login, no account — and the client accepts the C1s, declines the C3s with a recorded reason, attaches their PO and signs. What they instructed is what gets scheduled, and what gets invoiced.

  • Accept or decline each line individually, with reasons recorded
  • Purchase order attached at the point of instruction
  • Signed and timestamped — a clean audit trail of what was offered and refused
  • Instructed lines flow into the job, then onto the invoice

Declines are recorded with the client's reason, so the audit trail shows what was offered and what was refused.
Commercial · Getting paid

The invoice writes itself when the job closes.

The moment an engineer completes the job, a draft invoice is raised — priced from the lines the client actually instructed, with their PO already on it. Send it with the proof pack attached, chase it automatically, and export a line-level CSV for Sage or Xero.

  • Draft raised automatically on job completion
  • Proof pack attached — the certificate and evidence behind the charge
  • Credit notes, payment reminders and contract invoicing
  • Purchase orders and supplier records alongside

Accounting export is a line-level CSV for import into Sage 50 or Xero — not a live two-way sync.

Nothing issued without sign-off

A certificates register — and a human gate before it.

AI, with a human in the loop

AI drafts and triages. Your engineers decide and sign.

We use AI to remove the typing, not the judgement. Every AI output lands in front of a competent person before anything is issued. An AI cannot hold legal accountability for a compliance certificate — so competent-person sign-off is always human, and nothing is ever auto-approved.

Board Vision

Photograph a distribution board and AI drafts its identity and ratings for the engineer to check. It never invents test readings — measured values are always entered by the engineer.

Human checkpoint

Suggest a code

Write an observation in plain words and AI proposes the C1, C2, C3 or FI classification. The engineer confirms or changes it; the model never sets the outcome.

Human checkpoint

Draft the write-up

Dictate findings or work notes and AI drafts the descriptive fields and closing summary on a service report. You review and sign — it never sets pass or fail.

Human checkpoint

Elsewhere AI drafts a proposal's executive summary, explains why a day plan is ordered the way it is, and triages an incoming call-out. All of it is flag-and-suggest only — every one has a visible human checkpoint.

AI drafts and triages — humans decide and sign.

Why teams switch

A compliance platform — not a general job tool.

Many FM platforms are broad job-management systems with compliance bolted on. ServMeister is compliance-native: built around the standards, the schedules, the sign-off and the certificate.
